Where Saraya Beach Resort is on Lombok
Saraya sits in Sekotong, a district of West Lombok Regency. Sekotong covers the long south-west peninsula of the island.
The coast here is known for white sand and sheltered bays. Offshore lie the small southern Gilis: Gili Kedis, Gili Sudak and Gili Nanggu among them, all reached by boat. On a clear day, Bali is visible across the strait.
The drive from Lombok International Airport takes roughly one and a half to two hours, and the ferry port at Lembar is about 45 minutes away.
More on the district is on the Sekotong and Buwun Mas page. Campbell also writes about the nearby islands in Gili Nanggu, Sudak and Kedis.
Why Lombok
Saraya is part of a wider bet on the island. Statistics Indonesia (BPS) put 2025 visitor arrivals to Nusa Tenggara Barat, the province that includes Lombok, at 2,382,008. That was a rise of 47%. New direct flights from Perth, Darwin and Singapore have added to the island's reach. Campbell sets out the full case on the Lombok page.
The 100-metre coastal setback
No building at Saraya stands closer than 100 metres to the shoreline. That distance follows Indonesia's coastal setback rules. The beach strip stays clear, and the villas sit behind it.
Campbell explains the choice in why Saraya sits 100 metres back.
The road in is being improved as well. The access road will gain 8 metres of width along a 350-metre stretch that leads to the resort's frontage.
Saraya villa sizes and facilities
There are six villa sizes. The smallest is 60 sqm and the largest 220 sqm, with between one and four bedrooms.
The master plan gives more ground to gardens and roads (19,456 sqm) than to the land sold with the villas (14,375 sqm). In other words, gardens and access take up more of the site than the villa plots.
Owners and guests share these facilities:
- a reception
- a gym
- a spa
- a beach club
- two restaurants
Who designed and is building Saraya
KRAM Space, a Thai architecture and interiors practice, designed the resort. The building contract has gone to TSG Construction Indonesia, which belongs to the Zhongqi Huapu Construction group.
So a Thai architect, a Chinese-Indonesian builder and Indonesian suppliers all work on one project. To keep them aligned, every villa type has its own bill of quantities and furniture schedule, priced in a shared cost model that converts between Chinese yuan, Indonesian rupiah and Australian dollars.
The developer is PT Kinnara Capital Indonesia, part of Kinnara Capital, where Adrian Campbell is CEO. Campbell lives in Indonesia and oversees the company's Lombok projects, Saraya included. More about him is in his full profile.
The resort is marketed by Kinnara, the property marketplace Campbell also runs. It does that under contract, as a separate company, in the same way it markets other developers' projects.
The land behind the project
Kinnara Capital waits for both the courts and the BPN, Indonesia's land agency, to confirm ownership before it buys. In Buwun Mas, Sekotong, it has put its holding together parcel by parcel. Six settled plots there are already in use, for the site office and for housing the team.
What The Elysian display villa changed
The Elysian is a finished villa at Mandalika, on Lombok's south coast. It was built to show buyers what they will get.
It also exposed a problem. Some steel, concrete and electrical parts sourced locally did not meet the Saraya specification. Three changes followed:
- Steel. Structural steel and reinforcing bar now come from other parts of Indonesia.
- Concrete. The mix has been upgraded.
- Mechanical and electrical. All 154 villas will be built to the higher standard.
The full story is in what The Elysian display villa changed.
How Saraya villa ownership works
Every villa carries its own title. Foreign buyers can hold one through an HGB building right, using an Indonesian PT PMA company, or through a fixed-term lease. Both routes are explained in how foreigners hold property in Indonesia.
Payments are made in stages, each one due as the build reaches an agreed milestone. A buyer who pays the full price up front receives a discount instead.
This is general information. Anyone considering a purchase should get independent legal advice in Indonesia, and read checking a developer before you buy off the plan.
The Saraya rental pool
Buying a villa comes with a management agreement, signed between the owner and the Saraya management company. PT Saraya Resort Lombok, the project company, holds those agreements. That company in turn appoints one international hotel group to operate the whole resort.
The pool sorts villas by outlook into four tiers:
- Beachfront
- Ocean view
- Sunset and mountain view
- Garden
After booking-platform fees are deducted, 60% of room revenue goes to owners. The pool is designed to gather room revenue in one place and pay owners automatically. That way the hotel operator deals with a single counterparty instead of 154 separate owners.
Choosing Saraya's hotel operator
To pick the operator, Kinnara Capital held a competitive selection among international hotel groups. Those taking part included Banyan Tree, Outrigger, Swiss-Belhotel International, Eastin Grand and SONO Hotels & Resorts.
No operator has been named yet. The announcement will follow once the agreements are signed. Campbell looks at how that choice is made in choosing a hotel operator for a villa resort.
Saraya Beach Resort status
Saraya has reached the point where design, pricing and contracting are complete. The contractor has been appointed and is ready to mobilise on site. Buyers can see the finish and specification at The Elysian in Mandalika.
The resort's official site is sarayalombok.com.
